1. Booking Agreement

By submitting a booking request through this website, you (“Guest”) enter into a rental agreement with the property owner (“Host”), [PLACEHOLDER: Full Legal Name of Host], residing at [PLACEHOLDER: Host Address], for the vacation rental property located at [PLACEHOLDER: Full Property Address], Naples, FL 34104 (“the Property”).

A booking is confirmed only after the Host has accepted your request in writing (by email) and a deposit or full payment has been received.

2. Payment

The total rental amount is due as specified in the booking confirmation. Accepted payment methods include credit card, Wise, and Zelle. All rates are quoted in US Dollars (USD). Prices are subject to applicable taxes under Florida law.

A security deposit of [PLACEHOLDER: e.g. $300] may be required and will be held until [PLACEHOLDER: e.g. 3 business days] after check-out. The deposit will be refunded in full, less any deductions for damages or policy violations.

3. Cancellation Policy

Cancellations must be made in writing to info@quietoasisnaples.com.

• Cancellation 30+ days before check-in: Full refund minus a processing fee of [PLACEHOLDER: e.g. $50].
• Cancellation 14–29 days before check-in: 50% refund of the total rental amount.
• Cancellation less than 14 days before check-in: No refund.

In the event the Host must cancel for reasons beyond their control (force majeure, property damage, etc.), the Guest will receive a full refund.

4. Check-in & Check-out

• Check-in: 4:00 PM (early check-in subject to availability)
• Check-out: 10:00 AM (late check-out subject to availability)

Check-in instructions and access codes will be sent to the Guest by email no later than 24 hours before arrival.

5. Guest Responsibilities & House Rules

• Maximum occupancy: [PLACEHOLDER: e.g. 4 guests]. Unauthorized guests are not permitted.
• No smoking inside the property.
• No pets unless explicitly approved in writing by the Host.
• No parties, events, or gatherings beyond the registered guests.
• Quiet hours: 10:00 PM – 8:00 AM.
• The Guest is responsible for leaving the property in the same condition as found. Excessive cleaning or damage may result in deductions from the security deposit.
• The Property is located within the Winterpark Community. All community rules and regulations apply.

6. Liability

The Host is not liable for any personal injury, loss, theft, or damage to the Guest's personal property during the stay. Guests use all amenities (including the community pool, tennis courts, and outdoor areas) at their own risk.

Guests are liable for any damages to the property caused by themselves or members of their party during the rental period.

7. Governing Law

This agreement is governed by the laws of the State of Florida. Any disputes shall be resolved in the courts of Collier County, Florida.
